The problem is that the ghost only responds when you are inside the ghost room because just about every action ends with putting the ghost in "go to favorite room" state. The code however is set to have the ghost pick from all interactable items in the room including sinks. This is why when the ghost is in an adjacent room to a sink you can still get dirty water. If you can get the ghost to wander into a bathroom, like let's say you have 2 people and it's a Banshee, you can have the first guy who is the target wait in a bathroom with the second person and die while the sanities are at 100%, and immediately start saying, "give us a sign" etc. there is a chance that the ghost will turn on the sink on its way back to the ghost room. You'll probably get 1 chance before it walks out the room to trigger a 1 in 3 chance for it to happen. Problem is drawing the ghost near a sink while it's not hunting because it always returns to the room. Smudging will also make the ghost wander, but only for a few seconds.
Ghost spit
