Does dirty water happen only in the ghost room or can it happen anywhere the ghost roams? How did you know that you were in the ghost room in 13:20?

regarding the spot behind the chair just up the stairs in Grafton on the 2nd floor, can going up the stairs count as breaking line of sight? For example say ghost is coming from kitchen or something downstairs and you break that first corner and head up the stairs to that chair – could that work? hope that makes sense. Thanks bush!
