You should see if you can put a Camara up there
The ghost is probably detecting your voice as coming from the corridor on the other side of the wall. So, for any that didn't spawn in the basement, you could probably keep them stuck there but, if it's passing through the stairs anyway, you're not safe.

You are technically on the dining room floor which extends slightly past the wall. as of the latest beta patch it seems to be fixed but havent played enough to make sure. I showed it off like 2-3 months ago to the reddit only for the mods to take it down. and finally reported it on the discord along with like 7 others the other day. i tried telling you on twitch but you never responded so.
Also this safespot is truly safe only if the ghost is upstairs, if the ghost is in the basement like it is for you. it can spawn next to you and kill you from time to time. you can also be knocked off if you place something on the wall near where you are.
Btw, there's one on prison is even more broken, you are considered inside while out of bounds , and you are an extremely large area to explore covering several rooms. and can teleport with it. https://youtu.be/02Z64GAapA4 I used it from time to time to make a path of spotlights.
If you play at 2x speed it is even more funny

I think ghost still treats your location depending on where your head is, clipping it into ceiling causes it to appear on the other floor to it where it can't reach you, hence why ghost tried to walk into you from the living room. However, once your head was clearly in the basement, it got you right away.
This could possibly mean that any spot that glitches your head into another room works.
