Wraiths can teleport, so just to confirm it, you could stnad in the boys bedroom, the opposite side of the building, and wait, and it will leave EMF 2 when it teleports.
Phantoms will NEVER appear in photos, so if you get a ghost photo with no ghost, you know its a phantom.

In the truck, if the ghost says it likes people alone, and it's a type of ghost that does spirit box, it will only talk on the spirit box if you are alone in the room, and if it's a ghost that likes multiple people, then it will only talk in the spirit box if there are multiple people in the room.

PRO TIP (for me at least, a noob) I usually use challenge mode (the hardest mode) to get better, since it interacts more AND it gives you the best quality of everything. and its really good for getting money, especially the cameras, which give you better photos (usually 3 star for me)
